Split the budget by unit entitlement, issue notices that show every unit's share, and track who has paid.

Built around the law, honest about its limits
Every legal rule in OwnersCorp OS shows the section it comes from and whether it has been checked. The app never tells you a motion has legally passed unless it can show why.
- ACT schemes with 4 or more units must keep a sinking fund with a 10-year plan (Unit Titles (Management) Act 2011, s 81–82).
- Payments from the administrative fund must be in the approved budget or authorised by ordinary resolution (s 77).
- Levies are split by each unit's share unless a special resolution sets a fair alternative (s 78).
- A levy paid in full must be due no later than 28 days after the notice (s 79).
Every owner sees the same picture
Owners see their own levies, the budget, upcoming meetings and open votes. The committee sees the books, bills and bank position. Nobody needs a spreadsheet emailed around.
